Fire Protection: NFPA and IFC (US)
A list of checks and obligations with their cadence, ready to add to your agenda.
For operators of commercial, industrial and residential buildings in the US: periodic inspection and testing of sprinkler and standpipe systems (NFPA 25), fire alarm system testing (NFPA 72), evacuation drills by occupancy (IFC and NFPA 101), emergency lighting tests and the annual fire door inspection (NFPA 80). It does not cover system design; portable fire extinguishers, emergency lighting in detail and commercial kitchen hoods have their own kits, us-extinguishers, us-emergency-lighting and us-kitchen-hood. Note: there is no federal fire code for private buildings in the US; the duties come from the code adopted by the state or municipality, typically the International Fire Code or NFPA 1, and from the local Authority Having Jurisdiction, which may require tighter frequencies.

Test standpipe systems every five years
Every five years standpipe systems must undergo a flow test and, where the code requires it, a hydrostatic test, verifying pressure and flow at the most remote outlets; fire department connections must also be hydrostatically tested at least every five years under FC 912.6. Proof is the five-year test report kept available to the authority; the five-year frequency of the flow test comes from NFPA 25 and must be checked against the adopted edition. Applies to high-rise and other buildings where the code requires standpipes: New York, Chicago and other large cities run their own regimes, often stricter and with a duty to file the report with the fire department.

Test emergency lighting annually for 90 minutes
Once a year battery-powered emergency lighting must be run on battery for at least 90 minutes, that is 1.5 hours, verifying that illumination stays adequate throughout. The owner keeps the written test record available to the authority; self-testing units run the test themselves and flag failures, but the record must still be kept. Applies to battery-powered emergency lighting: generator-backed systems follow NFPA 110, with their own monthly and annual tests. Cadence to be confirmed on the cited source.

Check smoke detector sensitivity every alternate year
Smoke detector sensitivity must be checked within one year after installation and every alternate year thereafter, that is every 24 months. After the second calibration test, if detectors remain within the listed sensitivity range, the interval may be extended to a maximum of five years, provided nuisance alarm records are kept; where nuisance alarms in a zone increase over the previous year, that zone must be recalibrated off-cycle. Applies to all smoke detectors connected to detection systems subject to the fire code.

Perform the five-year internal sprinkler pipe inspection
Every five years a qualified technician must open the sprinkler piping and inspect it internally for obstructions, scale or foreign material; where significant obstruction is found, a full obstruction investigation and flushing are required. This is one of the most frequently skipped items and one of the most frequently challenged at insurance inspection. Applies to wet, dry and preaction sprinkler systems; systems fed by untreated water or subject to microbiologically influenced corrosion need more frequent checks. Perform the annual sprinkler inspection and main drain test
Once a year a qualified technician must inspect the sprinkler system from floor level, covering sprinklers, piping, hangers and spare sprinkler stock, run the main drain test to verify the water supply, and test the alarm and check valves. Proof is the annual NFPA 25 report including the main drain result; sprinkler replacement or sample testing intervals must be read directly in the adopted edition of NFPA 25. Carry out the quarterly sprinkler system checks
Each quarter a qualified technician must test the waterflow alarm devices and inspect fire department connections, wet system gauges and supervised control valves, recording the results on the NFPA 25 report. Do not treat this list as an exhaustive inventory of quarterly items: some of them carry tighter, monthly or weekly, frequencies in NFPA 25. Applies to buildings with a water-based sprinkler system; dry and preaction systems carry additional checks on gauges and low-pressure alarms. Cadence to be confirmed on the cited source.

Run evacuation drills according to the occupancy
The person responsible for the building must run evacuation drills at the frequency set by IFC Table 405.3 for the occupancy classification: monthly in schools (Group E), quarterly with staff only in assembly occupancies (Group A), quarterly on each shift in hospitals and detention facilities (Groups I-2 and I-3) and hotels (Group R-1), semiannually on each shift in residential care (Groups I-1 and R-4), four times a year in college and university buildings (Group R-2 college and university buildings), and annually in business occupancies (Group B). Each drill must be recorded with the content listed in section 405.6. Applies according to the occupancy: in Group B the duty is triggered only for buildings with an occupant load of 500 or more, or with more than 100 occupants above or below the level of exit discharge, and the four annual drills for Group R-2 apply to college and university buildings, while other Group R-2 buildings, that is ordinary multifamily residential buildings, follow section 403.9.2.2; the quarterly cadence set here covers Group A and Groups I-2, I-3 and R-1 and must be adapted to the actual occupancy.

Test the fire pump periodically
The servicing contractor must start the fire pump periodically without flow (churn test), weekly for diesel pumps and monthly for supervised electric pumps, and once a year run the flow test at the three operating points: churn, rated flow and 150 percent of rated flow. The cadence recorded here is the annual flow test; for some electric pump configurations NFPA 25 still requires a weekly churn test. Maintain the fire protection system ITM programme
The owner or operator must have every fire protection system inspected, tested and maintained in accordance with the NFPA standard referenced by the adopted fire code, NFPA 25 for water-based systems, NFPA 72 for detection and alarm, NFPA 10 for extinguishers and NFPA 80 for fire doors, and keep the records available to the authority. This is the umbrella rule of the kit: where required, the reports must also be filed with the fire code official. Applies to all buildings with fire protection systems in jurisdictions that adopt the IFC or NFPA 1: the edition of the code and of the referenced standards varies from state to state.

Fire and smoke dampers: periodic operational testing
Dampers installed where air ducts cross a fire or smoke barrier must be tested periodically: release, full closure, reopening and the condition of the actuator, with access through the inspection hatch. The interval is deliberately not stated here: the figure found in trade literature did not survive verification, and publishing it as an obligation would be an invention. Ask the Authority Having Jurisdiction or read it in NFPA 80 and NFPA 105, which are paywalled; the duty to test them, by contrast, is not in doubt and rests on the building owner.

Test the fire alarm system annually
The fire alarm system must be tested at the frequency set by NFPA 72, in practice at least once a year for the whole system, meaning detectors, manual stations, notification appliances, transmission to the supervising station and secondary power, by qualified personnel who issue the test report. Some components, such as batteries, transmitters and individual detectors, carry different frequencies in NFPA 72, including semiannual ones. Applies to buildings with a fire detection and alarm system: the fire code official may require more frequent testing. Cadence to be confirmed on the cited source.

Test emergency lighting monthly for 30 seconds
Emergency lighting must be given a functional test by the servicing contractor at intervals of 3 to 5 weeks for at least 30 seconds, verifying that every luminaire illuminates; with self-testing units a monthly visual inspection of the status indicator is enough. Proof is the monthly test log. Applies to buildings where the code requires emergency lighting of the means of egress, which in practice means all commercial, industrial, educational, health care and residential occupancies. Repair failed doors and re-inspect after any field modification
What triggers this rule is a failure or a field modification: a door that will not close, a label removed, a hole drilled for a lock or a vision panel, an improvised door stop. The repair is made without waiting for the next inspection, with components compatible with the assembly’s listing, and after any modification the opening is inspected again. The building owner provides for it through a qualified installer; the corrective action is recorded next to the finding that prompted it.

Annual inspection of fire doors
At least once a year every fire door assembly is inspected and tested: labels present and legible, frame and leaf free of holes and distortion, hardware complete and working, the self-closing device bringing the leaf fully home and latching without help, seals intact, clearances within limits. The duty is the building owner’s; the work belongs to a person qualified on the door components, in practice a fire protection contractor. The interval comes from NFPA 80, a paywalled standard not read in the original, and it binds where the local fire code adopts it.

Semiannual visual inspection of the fire alarm system
Between annual functional tests, NFPA 72 calls for visual inspection on a tighter cycle for much of the system: manual pull stations reachable and unobstructed, detectors free of dust and obstructions, notification appliances in place, panel showing no trouble and secondary power in order. This is not the functional test: here you look, you do not operate. The duty is the owner’s or building manager’s; the interval comes from NFPA 72, a paywalled standard not read in the original, whose table differentiates by component type.
