Italian kit for operators, safety officers and building managers running a fire detection and alarm system. It covers the six-monthly periodic check under UNI 11224, day-to-day surveillance of the control panel, the qualification required of the technician, the recording of each job, maintenance of the standby batteries and end-of-life disposal of detectors and accumulators. It is the natural companion to the extinguisher and fire-door kits: same responsible person, same register.

Replace the panel standby batteries at end of life
The panel's standby supply is what keeps the system alive when the mains fails, and it is made of accumulators that age. Their life is not fixed by a standard: the panel manufacturer declares it, and the six-monthly check measures their condition. The operator schedules replacement when the technician flags it or when the declared service life has run out, entrusting the work to the same qualified maintenance firm.

Have the system checked at least every six months
The periodic check of a fire detection and alarm system must be carried out at least twice in twelve months and covers the panel, the power supplies, detectors, manual call points, alarm devices and the control functions towards the other safety systems. The duty lies with the operator of the activity; the work is for a qualified technician trained on the specific panel installed, because the test procedures differ from one manufacturer to another. The evidence is the signed check report.

Dispose of replaced detectors and accumulators
The event that triggers this control is the replacement of detectors, modules or batteries during maintenance. Spent accumulators are hazardous waste and must be collected separately; withdrawn detectors and electronic boards are electrical and electronic equipment and follow that route, through the distributor or an authorised operator. The holder of the installation stays responsible for correct disposal even when the parts are taken away by the maintenance firm.

Log checks, faults and alarms in the register
Periodic checks, faults, alarms (false ones included) and repair work must be entered in the fire-safety control register with date, outcome and signature: the pattern of unwanted alarms is often the trail that leads to a dirty or badly placed detector. Keeping it is the employer's or operator's duty, even where maintenance is contracted to a firm that keeps its own reports. The two documents coexist: the report gives the detail, the register the chronology.

Entrust maintenance to a qualified technician
Maintaining the system is not a job for a general electrician: it must be entrusted to a qualified technician trained on the specific panel model installed and on the manufacturer's test procedures. The operator verifies this when choosing or changing the maintenance firm and keeps the qualification record together with the reports. This is the check most often skipped when maintenance moves from one supplier to another on a cheaper contract.

Keep the detection panel under surveillance
Between one six-monthly check and the next the panel reports faults, disabled zones and failed power supplies on its own: surveillance consists of looking at it, confirming it is in quiescent state and that no zone has been left disabled after works. It is an internal task the operator assigns to a designated person, not a technical intervention. A zone disabled and forgotten is the commonest way a perfectly maintained system fails to sound.
