Fire doors and fire dampers (England)

A list of checks and obligations with their cadence, ready to add to your agenda.

For the responsible person and for anyone managing residential buildings with common parts in England: property managers, managing agents, housing associations and employers. It covers the quarterly checks on fire doors in communal areas and the annual checks on flat entrance doors required by the Fire Safety (England) Regulations 2022, the information owed to residents, fire door inspection in workplaces, fire damper testing and asbestos in doors made before 2000. The 2022 Regulations apply in England only: no numbered Welsh equivalent was found, and Scotland and Northern Ireland run separate regimes. It does not cover door design and installation, nor the Building Safety Act regime for higher-risk buildings.
