Run the five-yearly fire-protection checks
Every five years the long-cycle Anexo II operations are carried out: pressure test of the hose reel and hydrant network to UNE-EN 671-3, replacement of hoses that fail the test and in any case at least every 20 years, checks on a representative sample of detectors, and tightness verification of rooms protected by fixed gas systems. Proof: the maintenance company's five-yearly report. Applies to buildings with a hose reel network, hydrants or fixed extinguishing systems; it does not include the five-yearly re-stamping of extinguishers, which is covered by the extinguisher preset.

Have the gas receiving installation inspected
For receiving installations fed from a piped distribution network, natural gas or LPG, the five-yearly periodic inspection is the distributor's duty, to be carried out within the calendar year in which the five-year period expires, with the cost passed on to the user. For installations not fed from a network, LPG from a tank or from cylinders, a five-yearly periodic review applies instead, which the holder or user must have carried out by an authorised installer company. Proof: the periodic inspection or review certificate. Applies to individual and communal receiving installations; the review covers from the user valve to the gas appliances included where the installed power is up to 70 kW, and up to the connection valve excluding the appliances where it is higher.

Run the annual fire-protection maintenance
At least once a year an authorised maintenance company performs the Anexo II functional checks: flow and pressure tests on hose reels and hydrants, functional tests of detection and alarm, emergency lighting tests and checks of fixed extinguishing systems. Proof: the maintenance company's annual report and the updated log. Applies to all fire-protection installations subject to RIPCI: the annual maintenance must be entrusted to an authorised maintenance company registered with the Comunidad Autónoma.

Follow the Tabla 3.1 intervals for boilers and heaters
The minimum maintenance interval for boilers and water heaters is not annual by default: Tabla 3.1 of IT 3.3 sets it by appliance, output and building use. Gas water heaters up to 24.4 kW every 5 years in dwellings and every 2 years in other uses; gas water heaters between 24.4 and 70 kW and wall-hung gas boilers up to 70 kW every 2 years in dwellings and every year in other uses; all other heating installations of 70 kW and above every year, whatever the use. Where the appliance's use and maintenance manual asks for more, the manual wins. The obligated party is the holder of the installation, the work belongs to a maintenance company or an installer authorised under the RITE, and the reminder here is set to the annual case: anyone in a longer cell can lengthen the interval.

Have pressure equipment inspected
The user examines the equipment at least once a year, checking surface condition and corrosion, anchors, absence of leaks, pressure gauges and thermometers, safety valves and devices, condensate drainage and plates, and orders the Anexo III periodic inspections: level A, in service, is for an authorised pressure-equipment installer company, while levels B and C, out of service and with a pressure test, are for an accredited control body. The equipment file and the equipment register must be kept up to date. Proof: the inspection records and the equipment file. Applies to pressure equipment of categories I-IV of RD 709/2015 or equivalent, with the Anexo III intervals: Tabla 1, vessels for gases and liquids, level A every 4, 3 or 2 years, level B every 8, 6 or 4 years by category and fluid group, and level C every 12 years, not compulsory for I-2 and II-2; Tabla 2, steam or superheated water generators, level A every year, level B every 3 years and level C every 6 years; Tabla 3, piping, level B every 12 or 6 years and level C every 12 years for categories I-1, II-1 and III-1; extinguishers follow a separate regime, level C only every five years with a 20-year service life, and refrigeration vessels are inspected under RD 552/2019.

Carry out thermal installation maintenance (RITE)
The owner of a thermal installation, that is heating, air conditioning or domestic hot water, has the preventive maintenance operations of IT 3 performed by an authorised maintenance company and keeps the operations log for at least five years. Above 70 kW a maintenance contract is compulsory. Proof: the maintenance contract and the maintenance operations log. Applies to all thermal installations subject to RITE: above 70 kW the IT 3 tables require monthly, quarterly and six-monthly operations, while below that threshold the interval is not annual by default — Tabla 3.1 of IT 3.3 sets it by appliance, output and building use, and the control dedicated to that table spells it out.

Have the heat generator energy-efficiency inspection done
Heat generators with a nominal useful power above 70 kW undergo an energy-efficiency inspection every 4 years, whatever the fuel, by an authorised technician or body, which issues a report with the rating: acceptable, conditional or negative. Proof: the energy-efficiency inspection report. Applies to heating systems and to combined heating, ventilation and domestic hot water installations with heat generators above 70 kW of nominal useful power, excluding systems producing only domestic hot water up to 70 kW; where the installation is shared between heating and cooling, for example a heat pump, the inspection follows IT 4.2.2.

Have the periodic low-voltage electrical inspection done
Low-voltage electrical installations that required an initial inspection are subject to a periodic inspection every 5 years by an accredited control body, which issues a certificate with the result. Proof: the accredited body's periodic inspection certificate. Applies to installations that required an initial inspection under ITC-BT-05 ap. 4.1: industrial installations requiring a design with more than 100 kW installed, public assembly premises, class I fire or explosion risk premises except car parks below 25 spaces, wet premises above 25 kW installed, swimming pools above 10 kW installed, operating and intervention theatres, outdoor lighting above 5 kW installed, and electric vehicle charging stations requiring a design; the common installations of residential buildings with more than 100 kW total installed power are inspected every 10 years.

Have the LPG cylinder storage centre inspected
Anyone running a storage and distribution centre for LPG cylinders is responsible for having it inspected by a control body every two years. The interval is uniform: it applies in the same way to centres of the first through the fifth category and does not vary with capacity, contrary to what is often stated. The obligated party is the holder of the centre; the inspection is carried out by the control body, not by the installer company. Proof: the control body's inspection record.

Have the cooling generator energy-efficiency inspection done
Air-conditioning installations with cooling generators above 70 kW of installed nominal useful power undergo an energy-efficiency inspection every 4 years. Once the installation is more than fifteen years old, counted from the first certificate, the whole thermal installation is also inspected, and that inspection is then repeated every fifteen years. Proof: the energy-efficiency inspection report. Applies to air-conditioning systems and to combined air-conditioning and ventilation installations with cooling generators above 70 kW of installed nominal useful power, assessed by adding up the cooling generation capacities.

Have the lift serviced periodically
The maintenance company performs an on-site preventive maintenance visit every month, with no fewer than 20 and no more than 45 days between visits. The owner must have a maintenance contract in force to keep the lift in service. Proof: the maintenance contract and the visit log. Applies to all lifts in service: the visit is every four months for lifts in single-family houses and for lifts put into service with an EC or EU declaration of conformity installed in residential buildings with up to three stops serving no more than 20 dwellings in total, while for all other lifts it is monthly.

Have the lift periodic inspection carried out
The lift undergoes a periodic inspection by a control body, which may not be engaged by the maintenance company. Without a valid periodic inspection the owner must prevent use of the lift. Proof: the control body's periodic inspection certificate. Applies every 2 years to lifts in industrial buildings or in places of public assembly, every 4 years to lifts in buildings with more than twenty dwellings or more than four floors served, and every 6 years to all the others, single-family houses included.

Run the quarterly fire-protection equipment check
Every three months the Anexo II checks are carried out on detection and alarm systems, hose reels (BIE), hydrants, fixed extinguishing systems and signage, verifying condition, accessibility and signalling. Depending on the equipment it may be done by the owner or by the maintenance company, and the signed records must be kept for at least five years. Proof: a dated entry in the fire-protection maintenance log. Applies to buildings and activities with fire-protection installations subject to RIPCI; the quarterly check of portable extinguishers is already covered by the dedicated extinguisher preset.
