A list of checks and obligations with their cadence, ready to add to your agenda.
For the holder of a lift in Spain — building manager, owner, or the operator of a hotel, shop or plant. It schedules the two cadences ITC AEM 1 keeps apart: the servicing visits of the maintenance company, which depend on the type of building, and the periodic inspection by an authorised control body, which depends on the use. It adds what happens after an adverse inspection — six months to clear serious defects, immediate withdrawal from service for very serious ones — and the record to keep. Have the periodic lift inspection carried out
Beyond servicing, the lift is subject to a periodic inspection by an authorised control body, independent of the company that maintains it. The cadence depends on the use of the building: two years for lifts in industrial buildings and places of public assembly, four years in buildings with more than twenty dwellings or more than four floors served, six years in all other cases. It is the holder who must request it in good time: the reminder is set to the two-year case, the tightest one.

Have the lift servicing visits carried out
The holder of the lift must have a current maintenance contract with an authorised maintenance company, which carries out preventive visits at the cadence of art. 5.4: every four months for the dwelling lifts the text lists, and every month in all other cases, with no fewer than 20 and no more than 45 days between two on-site visits. The reminder is set to the monthly case, which is the tightest: anyone falling under the four-monthly case can lengthen the interval. Note: the ITC AEM 1 in force is the one enacted by RD 355/2024, which replaced RD 88/2013 on 1 July 2024 — check how your own installation is classified against art. 5.4, not against the tables of the repealed decree. Keep the lift log up to date
Servicing visits, inspection records, repairs, entrapments and releases: these are the things an inspection reconstructs backwards, and that nobody remembers two years later. Keeping them together in a single log is an organisational duty of the holder or building manager rather than an obligation with a cadence of its own: the annual review proposed here exists to find the gaps before the control body does. Proof: the log itself, with its attachments.

Clear serious inspection defects within six months
When the periodic inspection finds serious defects, they must be corrected within a maximum of six months from the visit: the clock runs from the inspection, not from the day the record reaches the building manager. The maintenance company does the work on the holder's instructions; the holder remains the obligated party and must be able to evidence the correction. This control closes once the correction is documented; where the inspection found no serious defects, it closes straight away.

Take the lift out of service on a very serious defect
A defect classified as very serious carries no correction period: the lift must be taken out of service immediately and cannot run again until the defect has been corrected and verified. This is a standing duty of the holder, who has to physically prevent use of the installation — a forgotten notice is not enough — and it applies equally when the maintenance company reports the condition between two inspections. It helps meet the ITC AEM 1 in force (RD 355/2024): check the number of the apartado on defect classification against that text, since the 2013 decree it is usually quoted from was repealed on 1 July 2024.

Route replaced electronic components to WEEE
Controllers, boards, drives, push-button panels and displays replaced during a repair or a modernisation are electrical and electronic equipment: they have to be handed to a collection point or an authorised manager, who issues the delivery note, and the holder stays responsible until that happens. In practice the company doing the work takes them away: it is worth asking for the delivery note there and then, because it cannot be recovered later. Batteries in emergency systems follow the batteries and accumulators stream.
