Sprinkler systems, street hydrants owned by the water utility and the sizing of firefighting flow are out of scope.

Restore the hydrant to service after every use
After a fire, a drill or even an accidental opening, the hydrant is not ready: the hose must be drained and dried before rewinding, the valve closed again, gasket and nozzle checked, and anything used up replaced. Until it is back in order, that part of the building is uncovered and must be flagged. Restoring it is the operator duty; if the hose is damaged or permanently kinked, the maintenance company replaces it.

Protect the drinking water network
A firefighting system connected to the drinking water network holds water that stands still for years: that is why the German standards require a separation between the two networks and set precise design criteria. This card does not list the accepted solutions; they must be read in the German firefighting-water and drinking-water installation standards and were not verified on a primary source while writing it. Clarify the point with the designer or the maintenance company, above all in older systems, where the separation may be missing altogether.

Keep the inspection report and control book
The operator monthly checks and the company annual reports live in two different places only if nobody keeps them together. The control book collects both, with date, result, defects and remedies, and becomes the single thing an expert or an authority asks to see. The operator keeps it current and files it with the system documentation: pipework diagram, hydrant positions and reference pressure values.

Check access and condition every month
Once a month the operator, or someone they appoint, checks that every wall hydrant can be reached without moving anything, that the cabinet opens, that the sign is visible and that there is no obvious damage to reel, hose, nozzle or valve. No particular qualification is needed: this is a walk-round, not maintenance. What is found must be noted, because a hydrant blocked by a pallet or a cupboard is the most frequent defect and the easiest to put right on the spot.

Have the system serviced every year
The duty lies with the building operator; the work is done by a specialist company or a competent person, never by in-house staff. Since the 2023 revision the inspection no longer covers the hydrant alone: it takes in every component of the system, from the supply station to the pipework, with static and flow pressure measurement, an operability test and checks on reel, hose and nozzle. The evidence is the inspection report with the measured values; without those figures the report does not say whether the system works.

Schedule the five-yearly hose pressure test
Beyond the annual inspection, the hydrant hose must be tested at maximum working pressure at longer intervals: the sector quotes five years, but the European hose standard is a paid document that was not read while writing this card, so the figure should be confirmed against the standard or with the maintenance company. The same specialist company that carries out the annual maintenance performs the test. The reminder is set to five years as a reasonable assumption, not as a verified duty.

Fix identified defects without delay
A defect found at the monthly check or written into the annual report is a deadline that starts at that moment: the operator decides who removes it and by when, and records that. If the defect makes the system unusable — insufficient pressure, seized valve, punctured hose — compensating measures are needed until it is fixed, for example a reinforced watch agreed with the fire service. Postponing without writing anything down is what turns a technical defect into personal liability.
